But there’s one thing to remember when you’re glancing at websites with barndominium kits and brochures:

The price of the kit is not the price of the whole project. Not by a long shot.

Wait – What do you mean?

A barndominium is a kit-based structure that gets assembled on-site by a general contractor and their building team. When you first start researching barndo kits online, you may be impressed by how far the styling and customization has come as you glance through the pretty pictures. But you absolutely must read the fine print – because guess what’s missing from most barndominium kit advertised pricing?

  • The land
  • The foundation
  • All of the work done by experts inside the structure – the insulation, drywall, HVAC, plumbing, and electrical work done by specialized contractors.
  • Anything custom – like custom floors, kitchens, and customized interior framing.
Believe it or not, the cost of the kit should be multiplied by 3 or 4 to estimate your final price.

The Three Layers of Costs Involved in Your Project

This is where most people end up getting caught off guard with additional expenses. Here’s where things start impacting the budget, such as:

  • Permits, inspections, impact fees
  • Engineering requirements
  • Legal fees, inspections, and approvals

Soft costs can really vary because they’re not visible in the early conversations about the home itself. Think of the dreaded phrase – “oh yeah, here’s the thing.”

Site and Infrastructure – What It Takes to be Live-Able – Layer

This is where the bulk of changes to the project happen and where the planned budget can really go awry.

  • Infrastructure- Do trees need to be felled? Are there existing roadways to the site?
  • Site prep - Grading, excavating, and drainage.
  • Delivery – the kit needs to be delivered from the manufacturer and set on site with a crane.
  • Utilities – in a rural area, do utilities currently go out that far? Wells for water, septic systems, gas, electric, you name it.
  • Finishing details – all the work that is done after the actual frame is up.

Cost vs Long Term Value

Knowing all of these caveats to a barndominium build, is it still worth it? Absolutely. A barndominium is a customized dream home that lets you take your imagination to the max. They appreciate similarly to a regular “stick-built” home, they qualify for conventional resale financing, and they build equity the same way a standard mortgage does.

Building a detailed, realistic budget from the very start, even before any commitments are made, are the key to keeping your dream project from turning into a nightmare.

So Remember the Three Layers

Rather than chasing one big number, think about the total cost of the project in three layers:

  • What does the home cost to manufacture and deliver to the site?
  • What does the land require to accept, connect, and support the building of the home?
  • What is required to make it livable, complete, and code-compliant?

When you can look at all three of these layers with real numbers to calculate, the total project cost becomes a lot more clear — and your planning gets a lot more reliable.
